Hello,

I'm looking for some insight in regards to the many different pieces of software that are out there today. Currently, we have 200 multifamily units, with an additional 400 coming on next year.

We currently use Buildium, which is nice for accounting, tenants paying rent and submitting maintenance requests. We've got our communications coordinator handling everything that comes in, and assigning the maintenance requests as individual tasks to our on-site maintenance personnel.

Our biggest problem lies with the process before a tenant moves in (leasing) and after the tenant decides to move out (the make ready process). Again Buildium is used to receive applications, run background checks, etc., but there is no real cohesion in terms of a dashboard look for our apartments. The same is true for the make ready process.

As an executive, I would like to know how many units we have coming available, how many applications are in, if the units in which we've received an application will be ready for the new move in (this ties back to the make ready process), if they've received their keys... the list goes on.

The closest thing I can find (again I think a massive visual aid may be the key) is here: help.makereadymanager.com/v2/help/VideoSystemSetup.html

Unfortunately, this doesn't tie in leasing/reporting as I mentioned earlier, and overall feels quite antiquated. Anyone going through the same system of headaches as we are? Any direction would be much appreciated. Thank you!

Hello Brandon,

I worked for 16 years on the management/maintenance side of Multifamily and have made the transition to the vendor side in the last 3 years. I completely understand the frustrations of trying to manage multiple locations and balancing the investor's need for updates. I have worked with two operating systems during my career and found Realpage to have the best range of products available for property management. The exposure you get with reports from Facilities in Onesite allows you the ability to report to your investors with real time data. Another added benefit for spend control is Ops Technology, which is the software used for ordering materials for all of your communities needs. I highly recommend speaking to Realpage about their products. Although Realpage is my preference, Yardi also has platforms for Multifamily which can help give you the exposure you desire. Let me know if this helps and if you would like contact info for Realpage. Thanks in advance Brandon.

We have been using AppFolio for a year. It provieds what you are seeking, however (probably similar to any software) it isn't perferct, and has a learning curve.

I find AppFolio very user friendly for all aspects of property management. Anytime I have had a question, concern or suggestion they have reached out to me within the same day. I have used several different property management softwares since the mid 1980's and this is the best by far.

Yardi, PMPro, One Site, Rent Roll to name a few.

While RealPage seems to be a great tool, personally, I can’t get over the fact that it is very much browser dependent. As in Internet Explorer.

We used Buildium for the first couple years but it had many limitations.
We now use Entrada & It seems to be a bit better & they are always making upgrades etc.
Price is not much more & they negotiated with us to be more affordable.

Best all in one in my opinion is Bixby. Bixby is an easy to use web and mobile application for communicating with tenants, creating/recording maintenance requests, leases, collecting payments and much more. The application is fully customizable and allows you to integrate different features from other software such as Yardi, buildium, realpage, just to name a few.

The software is a full suite tenant portal. My favorite part about it is that tenants and residents also benefit; because Bixby does a great job in helping communities around buildings who use the software by setting up partnerships with local businesses to provide on demand services, and discounts to your residents. This also helps the communities by fostering relationships with local businesses in your areas.

The software is easy to use, and is one of the most cost efficient management software currently out there whether you have a small portfolio or a large one.

Please feel free to message me or give me a ring and I would be happy to answer any questions you might have. Shan-347-837-6330
