Hi, I'm inquiring about ideas/options for repairing our original road-ways. Here's the problem: our City has gotten involved and is now issuing citations for lack of road maintenance. We are recovering from a multitude of financial set-backs and now this. We have finally collected on all of our delinquent accounts and settled our obligations and have budgeted for some maintenance items this year, but we just cant afford this project. We can only increase association dues by 10% each year (this would give about $1176 extra income per month). Also, our owners wont vote to assess for the cost of this project (as required by our governing docs) b/c we recently just had a roof assessment. We have considered a loan product, but are not confident that we will qualify. We are hoping our legal counsel can negotiate with the city to do the necessary repairs in phases, but there is no guarantee that they will agree. HELP!
