New to multifamily - am I missing something? was created by Sim Dietrich

I am looking for multi-family units near my area, and I see some 2-4 unit houses listed for prices that work out to ~350-500/ month. 1br are renting ~500/month, 2 br 650, and 3br 800.

One unit is a 4 plex with 3br + 3x 1 br. Looks like it could clear 1800 / month...?

What am I missing? How come these units are even available? I could make the down payment back in a year...?

What City are you looking in. This all depends on location. Some place just rent fast than others. Some places like Baltimore have a ton of vacancies.

in the greater SF Bay Area, like vallejo, stockton, etc.

New demographics information is clearing up why some places are so cheap - high crime, etc.
