Probably to prevent fires. Have you had a meeting with your supplier to see if there are other options other than glass tops? There has got to be a better option. My mom has a glass top and she is one of the most OCD people I know about taking care of things and it still looks bad.
I have no idea what people are doing to glass top stoves in rentals. I still use the same one in my home when built 18 years ago. But when we trial them out in rentals, we're lucky to see them last 2 years. Went back to using regular electric cooktop stoves.
I have an amendment with care and cleaning instructions. My make ready guys are using car buffers to get them cleaned And restored. Look up videos on YouTube thats how I figured out how to save them
I had a flat top at home. Took very good care and it cracked. I would not recommend for rentals at all, not even high end rental properties. But so many people and companies don’t like the coil tops or even gas. Hard decision….
We give them the proper cleaning agent and scrub brush and let them know the condition of the stove surface will be reviewed upon move out and it is $400 to replace. It's not specified in the lease individually but our team is sure to mention it when notice is given because it's one of the main things we have to replace. Would also recommend keeping the special soap and scrub brush available upon request.
I've got one at home... 16 years. Over the years I've accumulated 3 in my rentals. Never had a problem with them. No residents know how to properly clean any oven or stovetop, so why should a glasstop be any different?
You are better off installing the double oven free standing range than a glass top. Not just a better marketing tool - but one of the few that people really use and appreciate!
We have them in Student Housing communities! Worst idea ever but we give out care instruction sheet, copied from manual, and keep CeramaBryte on hand for them to use. If they can't clean them our housekeepers usually can. When we do inspections we give them time to clean or we send someone in and charge them. Replacing just the top is almost as much as a new stove. We tell them upfront how much that is and hope for the best.
Don't do it. The eyes get overheated and turn white...then the residents complain about them not looking good. You can replace the top...but super expensive.
