Combination Heat/Air Conditioners

I am purchasing an 8-plex and have some questions about heating/cooling. This property is an old brick building constructed in 1932, located in a historical preservation neighborhood, Oklahoma. There are approximately 9 double-hung windows per apartment (original wood with single panes).

I considered having small duct high velocity HVAC installed but it is cost prohibitive and there simply isn't room to install a normal HVAC system with larger ductwork........so, I guess we will have to stay with window units. I would like to install combination heat/air window units. Has anyone used these? What brands? Have you had any problems or maintenance issues? What size BTU would you suggest for a 500 SF 1Bed/1Bath apartment? Thank you!!
