With the decline in grad student traffic due to the pandemic, does anyone have any ideas of how to reposition a property that has historically been filled with grad students to a more conventional demographic? No lowering of prices or concessions are allowed. I have already upped all advertising to the maximum and tried "pushing" some traffic from a nearby sister property...nothing is working. It's a lovely older building in a nice neighborhood. I'm open to ideas.
As far as marketing goes, there is so much that can be done. Considering the prices are compatible, you can focus on the facility and the amenities. But let's say your building is in downtown, and does not have the usual amenities — gym, pool, business center, etc. — you can talk about the convenience.
But here are a few ideas that might help:
- Push social media. Post daily
- Revamp the website
- Blogging
- Ask people to check-in on Facebook
- Ask for reviews
- Place ads on the Facebook market and craigslist
- Shift your leasing hours from 8-5 to 11-8 — you will be surprised to find out how many people come in after 5 pm.
