Selling resident socials/activities as a benefit

Are PM's asking their leasing consutlants to sell resident socials/activities as a benefit and inviting prospects to join in? If so, do those prospects who experience it end up leasing?

Absolutely! When I worked on site, we always invited prospects to the monthly event we were having. We would actually have invitations already printed and included them in their information packets. We had lots of visitor and definitely got some leases out of it. There's no better way to experience a community and feel what it's really like to live there!

I always invited my prospects to the events.Its a great way to show off your community in a diffrent light. I would also send out special invitations to those who had come by and viewed the property in the last three months that had not leased. I would get more leases from those invites then anything else. The key is also to make sure your resident activities are fun and excitting.

Hi Sarah,

It is my experiance that 9 out of the 10 prospect that participate in resident activities typically rent from the community. One, because if they took the time to come back and participate is because they are truly interested, and two, most of them immidiately feel at home upon participating.

Oh yeah, I invite everyone to our events! I only remember one person coming to an event and not renting. I'm not sure what we did to offend them? HA! (Actually they rented a house, and were kind enough to let me know). I actually rented someone an apartment at our Superbowl party.

I always invite my applicants to my activities...Of course I don't keep a large waitlist, but one year I had 6 out of 7 applicants that came to the Fourth of July Picnic we did for the residents sign leases...I do a Customer Appreciation Day each month for my residents and I always try to schedule appointments to show units on that day, so the applicant can enjoy it also...it has helped me...
