MAYDAY, MAYDAY! Ideas neededfor 2 Page Marketing Spread in Apartment Guide

This is a mayday call...Help, I am going downnnnnn...

I have a two page spread for the May/June issue of the Apartment Guide to design by April 1st. The original thought was to do advertise our "Eco-friendly" practices; however, I don't think that is a beneficial use of that space. (Do residents really care about low flow toilets and shower heads?) We don't offer recycling services at this time, which is the biggest thing residents WANT in "green" practices. (Not in the budget right now...)

Does anyone have any ideas of what I could use these two pages for?

I was going to use it to advertise our properties with pools (for summer...) But, I am so stuck on this one. Any ideas are welcome!

You've probably already thought of this but.....
Looking at your website and the various properties it appears that there are a few that are offering specials with the "double your tax refund money" special. If it was me, I would probably make sure that these properties were highlighted to increase traffic to them. Just make sure that you really highlight the features and amenities that make the property unique compared to the rest of your competition, or the top features your prospective residents are looking for (are they moving to your property because you have a pool or is it because you are in a trendy neighborhood)?

Hi Angela,

That's the current ad I have running in the two spots.

It expires April 18th, so I need something to replace it.

Our properties, really are pretty standard. I have one or two that really have something the rest don't.

Do I focus on those or try to include the whole portfolio?

I would do one of two things:

1)Focus on something that is unique to your management company that makes you stand out from everyone else. I would even include a QR Code that those with a smart phone can go right to your sight....maybe even have a special for those who use the QR code.

2)Something that I thought would be different would to put actual resident testimony of the properties on your two pages. I cannot stand picking up an apartment book and see the same thing over and over again. Why do we spend do much money to look like everyone else? If I could I would feature resident testimony and my residents of the different properties either in their home, at an activity, or using one of the amenities. I would like to think that by doing this you are show casing how much you care and like your residents.

We tried doing a "branding" ad... We have ads for each property but they are very similar. We also included our company logo and a Facebook logo.

If you don't currently have recycling perhaps you could use this company: Ecycler They will pick up for free for large enough loads... that would help your "green" image =) Hopefully they service your area? B)

Maybe you could take pictures of residents and pair them with a real quote about
what they love about the property.
