I have been trying for some time to learn more and become much more knowledgeable about apartment finances. I am extremely interested in the IREM FIN402 - Investment Real Estate: Financial Tools Course..
www.irem.org/sec1ins.cfm?sec=education&c...26sectionId%3DFIN402
It's exactly what I have been looking for but unfortunately I cannot afford the class. Does anyone know of a book, course or anywhere where I can learn this material but much affordable.. Any help will be appreciated.. Thanks in advance!!
What type of apartments- ie how financed? though the basic financials are the same, there are some specific finance topics based on how the apartments have been finance, whether market rate, LIHTC (low income housing tax credit Section42, etc.
Let me know and I will try to find some good books and references.

Thanks Ralph for your response, these apartment are small anywhere from 5, 10, 20 to 50 units and more, free market rent, owners paid cash for them...
I'm basically looking to learn how to put together budgets for the properties, maybe put together different types of budgets, preparing annual operating budgets, things of that sort... And more if possible..
I also forgot things like increasing value on a property.. Like increasing cash flow, assesing equity, fiscal planning and monitoring.. Maximizing a builing financial life..
