My company owns about 3,000 units and we are looking for information on how other groups are managing renters insurance. More specifically, how are you ensuring 3rd party property managers are taking action and filing claims on damage to units?
We do not have the manpower to walk every vacant unit at our properties, thus we rely on PM to relay vacant unit condition upon move-outs. PM's are looking to us to pay the bills for unit turns and we rarely see them recommend filing claims for units found to be in rough shape.
Property managers - how are you motivating your staff to complete a deep walk through of vacant units and file claims where needed?

To be clear, we are not looking to file a claim on every vacant unit, but we have had to fund repairs on units that we feel a claim should have been pursued, but wasn't.
