Anyone out there know of companies that specifically manage student condominiums? The reason I'm asking is we're struggling with sales (who isn't?) at a community we just built and we need some fresh ideas regarding marketing. Any leads would be greatly appreciated.

I can't tell if you are trying to sell or lease your condominiums,but we lease 191 houses,by the bed to students. We have some single story 3-4 bedrooms that are 1500 sq. ft. and they lease for $409-$535. They are 4 years old.We also have some newer 2 story 4/3.5 homes that are residential in their own unique gated neighborhood.We provide a wall mounted 42" flat screen televion and full size washer and dryer,among our amenities.We work the sports and provide hand out and hot dogs to coffee to bags of candy and even tee shirts. We also have contests where they have to bring their entry to the property in order to enter. We found that we also needed some bandit signs to direct traffic to our location.We have run deposit specials and advertise in the university paper.I feel that it helps to have some diversity in age.I am older so I am comfortable establihing rapport with parents while the part time students talk to the students coming in.We are also working with the sororities and fraternaties. The collgege community can be really small if you get a bad rep.

We're trying to sell the units for gamedays or "kiddy condos". What I really need is to have an idea exchange with other developers on strategies to reach prospects, such as parents, investors, gameday buyers, etc.
