As a thought for apartment management training, I would suggest incorporating aspects of Dr. Deming's management philosophy, including his 14 points for transformational management and 7 deadly diseases (deming.org).
Dr. Deming and his philosophy played such an important role in transforming the Japanese economy following WWII (google "toyota" and "deming"), that the most sought-after prize for businesses is the Deming prize.
American business managers ignore Deming's approach at their own peril - witness the demise of one of the great American corporations, General Motors.
