Most courts are resetting cases until after the 1st part of April... some courts are accepting new filings but not providing a court date, some courts are reducing docket sizes to eliminate how many people are at the court at one time... it really Varys by court
We are working on the details, but we will be waiving late fees and parts of April rent if residents are experiencing reduced or eliminated work hours.

Morgan Jackson my son is a bartender and lives about 4 hours away from me...it's truly a scary time for these kids (well, he's 25 and responsible).. unlike others his age, i know he has savings but still..he is pretty worried about this and rightfully so. Plus i'd help him as well..but not everyone has people to fall back on when they are told they cannot work due to a situation out of their control.
Waiting patiently to see what happens with it ..but bv here in st clair county Illinois they are only doing felonies and domestic battery cases..no evictions or set outs

Not even considering evictions. Waiving late fees and working out payment arrangements. This is out of a lot of residents hands. No one has called yet but that is our plan.
Our courts announced current evictions are on hold until at least mid April.....no new evictions until June at the earliest.....we are going to work with residents and do what we can...
We put a policy into place the day the first case was confirmed in our county. We proper “out of work” verification from a doc or employer we will allow a tenant to sign a repayment agreement and pay April and/or May rent over the next 6 months. We notified all tenants last week and have received a few thank you’d but no applications for late payment, yet.
Carlos Neto very true statement, where we live it’s a tax credit property and most of our residents work or on a fixed income and half don’t work. And rent is due in two weeks and I’m worried for them all.
I was referring to March rent. If they haven't paid by now, it's not due to the virus or work shutdown. And I did not mean to be insensitive or to strike a nerve with you.
I created a spreadsheet tracker for each of my properties to log, we are waiving late fees for April (ownership approved) and will be flexible with payments for those affected - also ownership approved.
We are discussing with our insurance companies on the sites to prepare for this. It is my understanding, so far (and may change) that how a discount/rent forgiveness is reflected affects if they can consider covering as a business loss.
I would be hard pressed to believe any court would side with the PM over a sick, recently recovered or someone who was laid off/stood down during the pandemic.
Track closely and you should be able to get something from their doctor in regard to Covid-19 impact to help your case.
Also, start thinking ahead on how to handle if/when it hits your site and work orders, notifying staff, also identifying vulnerable neighbors in case they end up isolated for longer. And are your emergency contacts up to date in resident files?
