Curious if companies have started to adjust their applicant qualifications. Realizing many companies have moved to a process eliminating income and landlord verifications, with the change in the market place is this a concern? Primarily as evictions are on hold are they out applying while owing a current community? Are you loosening the perimeters ?

Not on financials. Here there is an initiative to remove some of the criminal and credit requirements but you still need to be able to afford and pay the rent.

Renae Maisano thank you - what about resident verifications ? Any concerns someone can be going through an eviction and you not be aware since courts are on hold or are you not affected by that where you are?

Melissa Cannata Miller we can still get verifications. Plus if they have been filed on in the past it shows in our system so that would be a flag that would need to be addressed before approval.

We have not verified income or used landlord verifications for almost 2 years.we base off credit. 100% rent collection in April too.

Angie Russell medium size company. We actually switched to this model because of all the fraudulent documents being presented. Our TX communities were drowning in bad debt. It honestly works. Now, we also have identity verification fir when someone uses an address that doesn’t match their credit report. I was nervous in the beginning, but all is well. I soon realized that people with good credit want to keep good credit.

Brenda, do you use a 3rd party screening provider or do you use one of the credit bureaus to determine credit eligibility? If you use one of the credit bureaus, are you willing to share what your minimum approval score is? Thank you!

Annie Hamblin I agree, but I cannot gauge a tenant whose prior landlords only answer questions with rates and dates. I will give the full on truth to any future landlord with a signed consent form and I refuse to answer them without signed consent.
