Are on-site associates experiencing a heavier work load compared to pre-Covid19? Or is it less busy/ the same ?? I’m trying to gauge how our folks are feeling bc we might have a different perception off-site/Corp level. We definitely do not want to overwhelm our associates further. Thoughts ???
Busier. There are so many policy changes, reports, resident issues and checklists-both daily and weekly. Plus we are still leasing and doing all of our normal workload, that did not really change.
I had a ton of nasty things to say about the misery of working onsite but I’ll sum it up with...it’s busy and very stressful right now. I wish we weren’t essential workers because I know most of us are exhausted being locked inside getting verbally beat up on the daily. I’m grateful for my job, but drained.
Way busier, it is more difficult explaining floor plans to prospects, send videos, sending follow up questions verses them coming in and doing all items in one swoop. Alot more leads to handles everyday with people being at home and bored, to kill time.
It has been a three ring circus at site level. Pray for your people. I hear the stress in people working from homes voices as well. I think we are all under a great deal of stress.
One of the most challenging things about being onsite currently is having to split up our team into two “shifts”. The first group works Monday, Tuesday, Wednesday; while the second group works Thursday, Friday, Saturday. Sunday’s are rotated between the groups for additional hours to make up to 40 for the pay week. (70 hours total for the pay period)
You would think “oh, working three 10 hour days isn’t so bad,” and it isn’t, but what sucks is having to do the work of the missing person(s) from the other group. Not only completing all of your own tasks, but now picking up the tasks of another member of the team, especially if they don’t have the same level of access or training on certain functions. For example: my LC has really stepped up over the past couple of weeks and assisted me with collections and renewals so I could focus on my CM obligations and reporting to the owners while my AM is on the opposing schedule. Ordinarily these things would be done by the AM when we are all present in the office, but not since the new schedule began. The AM also has to balance more follow up than before and manage more residential issues when I am not onsite.
We are very grateful to continue working and receiving income, but we are tired and stressed and things are beginning to slip through the cracks. This is definitely a very strange time to be in property management.
Daniel Malone, same here with split teams. We created a shared Excel document to keep notes daily for move-ins, move-outs, applicants, pending move-ins, Office team information, in order to keep up the communication. This helped a LOT with communication with both teams.
Much busier, added reports, more demands from corporate, literally counting pennies, all while being in office 40 hours a week and home schooling 2 children.

Sarah Elizabeth Johnson yes this! Additional reporting while having a split staff and an expectation of being able to accomplish more. We are still accepting packages and our phones are ringing off the hook.
From the supplier that has to make more touches than ever via phone. On site teams have said yes their list of items to accomplish is sometimes overwhelming as they are still having to help residents. Just in different ways. They are still touring prospects only with the restraints they have had to learn a whole new way. That can take longer.
I hope this helps. On site teams I work with are doing great juggling but starting to get tired.

I believe our site offices are busier as they need to spend extra time on the phone or computer explaining situations or procedures to future and existing residents.
I am also grateful we all have our jobs and chose this profession but the stress is a lot. I hope we can stay professional during this time and not show fear as we are the ones the residents look to for answers. Stay strong and healthy everyone!
