Regarding opening offices back up: what is your plan? We are having poster boards made which will sit on easels in our office lobbies telling people we practice social distancing, do not shake hands, etc.
Will you begin having your leasing team show apartments again, and if so, with masks?
Just curious what it will look like once offices open back up.
Our office will remain closed to the public through May, our staff will have assigned 2 hour windows to work in the office if we would like. I'm 100% functional working from home, I've done it for 4 of the past 7 months and would prefer to be here, I'm also high risk, so I won't be doing personal walk thrus or move-ins any time soon.
We developed a plan with a check list items to go through prior to opening the office and any common areas. (We are not opening today, maybe later this week) We also have a task list for opening the office daily requiring limited contact and everyone having to wear masks with no physical contact. We have notices up in plastic stands explaining the procedures. We will have continued communication with the residents with our weekly personal calls and social distancing events. It will be interesting to see what everyone is doing as company policy verses the state or county directives.
In our office there’s only three of us and our desks/officers are at the minimum 10 feet apart already. I think we will keep the door closed from letting people from the outside in for a long time yet. I also don’t think we are going to show units the regular way for a while either. We are a smaller company and do not have model apartments. We will continue with virtual showings and only let people into the vacant units until further notice.
My property has 350+ units with three people normally in the office, and four in the summer. Since March 17th, it has been only one person in the office. While I have enjoyed the silence, I am SO looking forward to having someone else to answer the phones and deal with the complaints.
Kim Kaye Our entire company is three people excluding are on site maintenance managers.lol So maybe once a week we are all together. We could probably work every day and be space appropriately apart but I’m not a good example to use because we are just a small family company
We have been doing tours the whole time... no one but staff is permitted in the office right now so we have a large sign and a doorbell people ring for service.
I’m only doing tours for those who have answered my “questionnaire” via the telephone first. After questioning them (and saving their contact info in my phone so I know who I have been in contact with) I present a set of rules.... they must wear a face mask and gloves (preferably), they are not allowed to touch anything in the apartment I’m showing them (if they want to see inside the fridge or pantry, I’ll open it for them), they must keep distance from me, they are not allowed in the office (if they want to do an application I text/email them directions on how to complete online).... this has been working for me... I also hand sanitize after every showing and wear a mask and gloves...
I also gauge their answers with my questionnaire, if they are hesitant or seem upset I first try to only do the virtual tours.... body language or in this case tone/hesitation/understanding/appreciation can all be heard if you are listening
We’re open and have been this entire time. We’re still conducting tours but practicing social distancing and encouraging virtual tours. However, we’ve had a lot of people still wanting in person tours.

Not on site anymore obviously but I created a poll on the FB group we have to share market info - over 20 responses and none plan to open up until at least May 1st. Possibly not even then - reevaluating week to week. Augusta, GA
Lisa Trosien we are putting disinfectant wipes in the laundry center and asked residents to wipe down after use and still practice social distancing. Our team is also going to sanitize it every few hours! Thank you!
Lisa Trosien we haven’t gotten instruction for the fitness center yet but probably so. We already have disinfectant wipes there and the team will definitely sanitize that area daily! We have signage on social distancing and protecting yourself from Covid-19 given from our corporate office.
Hey all! She has 266 units and they stay near 100% occupancy. They are using Genbook to manage the appointments. They set up the times that the amenities (gym, grills, tennis courts) are available - residents have a link they can use to reserve 45 minute slots at the gym. 2 slots are available per 45 minute time slot. Right now is only between 10 am and 4 pm for the gym; hours for the grills and tennis courts are different. Between slots they are going in (wearing PPE) and cleaning & sanitizing. They have a fogger that dispenses a sanitizer that is used in the morning before the first appointment and again at 2. They have provided hand sanitizer, sanitizing wipes, etc and sent residents guidelines for using/cleaning. Genbook allows you to gray out times for cleaning, etc. She said that they haven't had a ton of people reserve but so many residents have thanked them for doing something, even on a limited scale, to give them access to amenities. We are following the CDC guidance for Georgia, which is projected to enter Phase 1 on June 22nd and will not be reopening for business as usual today. We are leasing and all other function just restricted as we have been.
We’re not opening up this week. We are taking it day by day prior to making those decisions. There is talk about opening our leasing offices back up in the next couple of weeks (while social distancing) but I think if our numbers spike again we will remain closed. We’re under renovation so our amenities happened to be closed anyway but that will be finished in the next few weeks, so we will see. It’s still a waiting game...

SC opening Monday, I dont plan on letting up unless mandatory still trying to do everything by phone. Anyone else in SC? We are an hour from Atlanta so I am very weary.
Christine Allen we are in Myrtle Beach and going to keep going like we are now- virtual tours, call us when you get here and we will meet you outside etc. waived app and admin fees seem to be the icing on the cake to get people on board- otherwise they just have NOT been taking it seriously!
First, I appreciate your consistent posting related to the COVID-19 situation. I’m sure I’m not the only one. We’ve made the decision to keep all amenities closed at this time. We are re-evaluating constantly and communicating regularly with our residents. We will continue with virtual offerings (including fitness) for now. Unique situation...unique response.
Georgia people, your governor scares me. He is not the sharpest knife in the drawer, doing things like reopening tattoo parlors (WHY?). And I say this as some who is dealing with Texas’s Lt. Governor, who is dumber than a box of rocks.

We haven't opened the office but the virtual tours are killing it. We haven't skipped a beat since Rona came roaring. 96% with almost zero delinquency. Fingers crossed it continues!

I received a call from our county’s health department today saying we are unable to open our pool until further notice. Not sure if anyone else will be receiving that call or not!
Our virtual tours are going great! 5 leases yesterday alone! We did re-open our gym today but under strict guidelines and office hours only so we can do hourly checks to make sure there’s only X amount of people in there at a time.
