My coworkers and I are trying to come up with ideas to audit our parking lot. We allow residents to use Guest Parking as a second spot and they can be there for up to 72 hours before they have to move. Anyone have an idea on how we can audit to ensure residents are not staying more than 72 hours? We have tried chalking tires but the residents did not like this since there was chalk on their tires.
Does the property have camera coverage on that lot, or can it be added easily? If needed, you might consider adding a wireless Nest camera (or similar) that would connect via wireless. We've added a few of those to eliminate various trouble spots.
At one of our sites the manager just randomly views video of the parking spots that have time limits, and if a vehicle is there longer than it should we put a violation sticker on it. And we have video to back it up if the resident alleges they weren't in violation.
The manager just looks at who is currently parked there, then skips backward on the video beyond the time limit, and if the same car is there it gets a sticker.
We've developed a smart parking camera
technology
which automates the process which Matt has described. We developed this for any surface parking asset, including multi-family and retail shopping centers.
Here's how it works: A camera digitally chalks each vehicle when a vehicle parks. When a vehicle overstays the designated period, a notification with the vehicle picture is sent via email to your on-site team. This team can review and take action with whichever measure you see fit, such as the violation sticker.
Send me a note and I'd be happy to talk more. We are finalizing the development over the next two weeks.
