I’m making reasonable payment plans with people to get them out of debt by December. Those that can’t I’m trying to convince them to leave and not have an eviction

We sent out notices and let our residents know that we would start charging late fees. On Monday we sent out 30 Day notices to residents that have not paid . We have documented all conversations in OneSite if they can not provide proof the they have been effected by COVID-19 we will file eviction on the 24th of August. If the resident does not communicate

I’m newer to the leasing side of things but all the stories about people not paying rent but also not trying to set up a payment plan.... I just don’t get it. It’s better to be on a payment plan than not pay at all.

Alec Batchelder you're correct. Some people are taking advantage of the moratorium and I think some people genuinely think their rent will just be dismissed. They are wrong.

Heather Hawpe exactly. So far (since I’m leasing not assistant or property manager) I’ve only had to explain once that if you don’t pay something, when the no eviction policy is lifted, we have every right to evict them.

Alec Batchelder we sent 30 day notices to our high hitters and managed to collect $18,000 in 3 days from 1 of our MD properties. People seem to just be waiting to see if the rent would be forgiven.

I think that courts are going to continue to be very sympathetic to the residents and require a payment plan before they sign the writ. I don't think once it's lifted evictions are just going to resume like they did before.

Here in WA state anyway. We still can't even issue notices. For anything. Let alone enforce them or get before a judge.
