I'm looking to invest in a 10-20 unit apartment. What kind of accounting/bookkeeping software would you recommend? Thanks for your expert advice.

I have 50 units and use Rent Manager. Depends on what you want your software to do. I like it. It's simple to use.

I'm assuming you're looking for something a lot less expensive and less...robust...than what you've probably found online. A lot of the bigger packages/companies also will not even look at a single 20-unit property.

I have used TenantFile in the past a single-location small property and was happy with it. It doesn't have all the bells & whistles, but does pretty much everything you need it to. And it's much more affordable.

Buildium is a great option. They are always updating their system and the rates are wonderful. We have been using them for about 4-5 years now.

I have to agree with Chiccorra Connor - Buildium is great especially for smaller Property Management firms. I used Buildium when I worked in Property Management (I'm on the vendor side now!) and it was extremely user-friendly.
