Reasonable Pro-forma Cap Rates was created by Bruce Francis

What’s a good hurdle for new developments today? Is 150 to 200 basis points over cap rates (untrended)still appropriate today or should there be a "new normal" as cap rates are at sub 5 in some markets and the rest of the landscape has changed?
