I've no doubt that you've already explored various property management solutions already. Maybe you are using one of those right now. Let me tell you what makes

is easy to use. The only effort that you, as a property manager, have to expend on

is adding and deleting the tenants. That's all you need to think about. Everything else is automatic. For example the in the screenshot above you have a list of tenants who have rent due in the month of August.

simply by clicking on the "End Tenancy" button. Also do you see that small printer button just beneath the "End Tenancy" button? Click on that and you get the entire collection log for your tenant printed. Nice and easy
To use
wrinq
you don't need to read any complex instruction manuals. You don't need to watch training videos. In fact you don't need to be trained. We believe in simplicity.

is intuitive. Something that you'd be able to figure out on your own without us ever having to explain stuff to you.

Fast and respectful of your time
We know that you are a busy person. You want to log into an application check the status and do other important stuff. You don't want to wait around for a web application to keep loading. We respect your time which is why we made
wrinq
as fast as lightning.
On the whole you'd be logged into
wrinq
for a very brief period of time anyway. Maybe to add or to remove a tenant. Or maybe halfway through the month to check who has paid the rent and who has not.
For your tenants we went a step further. They don't need to be registered on
wrinq
. All they need is an email ID and they can check their accounts, pay their rents or download their old rent receipts. No logging in. No logging out.

Transparency
wrinq
keeps your accounts transparent with your tenants. We've already spoken about

with your tenants so we won't be repeating ourselves here. But we'll just say that transparency is a good thing. If you can succeed in making your accounts transparent you will win the trust of both current and prospective tenants.

No vendor lock in
Just like we give your tenant access to his data, we keep the records you'll collect over the years with
wrinq
open as well. You can, at any time you want, export your records in an excel sheet and use them with other applications.
In fact we encourage you to add your tenant's contact details into a mailing program so you can keep in touch even after
they've moved out
.

Safety
wrinq
is 100% safe. All you transactions are handled by paypal which is trusted by millions of users to accept payments online. All you need to do is open an account with paypal. Log in to wrinq with that account (it's simple really you just click on the login with paypal button and they'll handle it for you) and you are all set. Once you have received your money in you paypal account you can have it withdrawn into your bank. Every time your tenant pays the rent we charge a small convenience fee so remember that wrinq is absolutely free for you to use.
6.
Work orders
Your residents can place the work orders directly from the application itself. All the messages will go straight to your in box and you can use the built in tools of your favourite email clients to sort filter and set auto responder to emails. Your residents don't even need an email address to make these work orders.
