So this is new for me...a tenant informed me today that while he was in the attic, he mis-stepped and fell through the ceiling. He's fine but there's a large hole in the ceiling. Of course, this will be repaired and billed right back to him.
I wanted to ask, we do not want tenants climbing into the attic or building crawlspaces for that matter. I'd like to ask him to remove anything he has in the attic into his apartment before we have it repaired and make sure he doesn't go up there again. This is a terrible liability issue, obviously.
What are your thoughts? How would you handle this?
