No, the REAC inspections are not going away. But, I’ve got pretty good news, anyway.

By the end of January, 2011, I will begin offering customized REAC inspection scoring guides that detail the scoring value of every possible REAC/UPCS defect. These will contain precise scoring values individually calculated for each property based on the same algorithms utilized by REAC.

These REAC scoring guides will include a number of other valuable features. 1 – a comprehensive listing of all defect names with scoring values; 2 - a set of expertly interpreted “simplified” definitions for practical daily use with scoring values embedded; 3 – a reorganized scheme of defects that gathers similar items together for improved comprehension and side by side comparison of scoring values; 4 – the complete official definitions, also with embedded scoring.

This REAC Guide is guaranteed to revolutionize the way owners and managers understand and use the REAC definitions and scoring to prioritize repairs, control costs, and to improve compliance and REAC scores.

This price of this product starts at a very reasonable $250 for simple, single building properties, and by individual advance quote provided to clients with more complex multi-building properties. In order to generate a quote and a unique, customized manual with precise scoring for your property, I only need a copy of your most recent REAC inspection, which will, of course, be handled in complete confidence.

You receive the final product in electronic form – an Acrobat pdf delivered by email for printing and binding in your own 3 ring binder – 70 plus color pages. Each order includes an excellent bonus: printable, unlimited use, do-it-yourself UPCS inspection forms that include scoring data. Imagine being able to instantly score your units when you do in house inspection! Imagine knowing the value of every defect on your Site, Building Exteriors and Common Areas!

This product is available immediately. At this point, we are only working on cosmetic issues of presentation. We go fully public in a couple of weeks.

I am accepting inquiries from anyone wanting to know more, and I can produce limited numbers of these manuals now. Clients purchasing this product before the final full public marketing begins are guaranteed to receive a free updated copy if any significant improvements are added to the final offering.

I bought The REAC Book and another one of your books last year off of Amazon to help find issues with the assisted living facilities that we work with. Very good reference material.

I just bought 4 more REAC publications this morning from www.reacguide.com

Does anyone have any recommendations where I can find more online discussion on these and other HUD issues?
