Heritage Place at LaSalle Square, New Senior Housing in South Bend

Mishawaka, Ind. – Sterling Development is partnering with Memorial Hospital of South Bend, Inc. to construct Heritage Place at LaSalle Square Senior Apartments in South Bend, IN. Heritage Place will consist of 72 age restricted apartment homes for residents 55 and older.

Heritage Place at LaSalle Square’s Public/Private Partnership with the City of South Bend will be extremely Unique in that the City’s redevelopment commission will be acquiring the subject property and donating it to the Heritage Place at LaSalle Square Partnership in an effort consistent with the redevelopment plan that was adopted for the LaSalle Square area. The Site Plan for the Heritage Place at LaSalle Square was carefully thought out to accommodate 72 senior units to provide senior housing in close proximity to transportation, medical facilities, shopping and dining. The site plan allows good visibility to the development yet maintaining an area allowing for outdoor patio with barbeque grill and a nice area of green space.

Along with the 72 residential living units, comprised of 28- one bedroom apartment homes and 44- two bedroom apartment homes, Heritage Place at LaSalle Square will provide a secured entrance requiring key code to access the building.

The four story building will be home to amenities such as: beauty salon, community room, fitness center and a health screening room. Also within the building will be a fully furnished Library with computer work station, fax/modem and printer. There will be a designated Social Service Center for the use of all of our Referral and Service Agencies to provide ongoing services, training and educational classes. This space will also be available for used for arts and crafts, gathering, etc. when not being utilized by these other organizations.

Heritage Place at LaSalle Square management team will work closely with: REAL Services, Memorial BrainWorks, AIDS Ministries, Unity Gardens, St. Joseph County Public Library and Memorial Community Health Enhancement to facilitate a large variety of on-site, in-home and volunteer programs to the residents.

All homes will feature fully equipped kitchens with all Energy Star rated appliances including; refrigerator, dishwasher and range hood fan. Other Energy Star Rated & Conservation fixtures include; ceiling fans, bathroom fan with outside exhaust, toilets, showerheads, kitchen faucets and lavatory faucets. The building itself will meet or exceed the High Performance Characteristics such as: High Efficiency Heating and Hot Water System, air conditioning with 14 SEER or equivalent rating, as well as energy star rated windows and exterior doors and roofing products.

Heritage Place at LaSalle Square will be the only senior Tax Credit development in the market once developed and will offer collected rents ranging from 39.5% to 75.5% of achievable market rents representing an excellent value to the marketplace.

Mayor Leucke supports the project and in a letter he states that Heritage Place at LaSalle is an integral part of a comprehensive redevelopment plan that includes Affordable Housing, retail, commercial and industrial development. In addition to the Mayors letter, the Community and Economic Development Department has included a Letter of Support indicating that Heritage Place at LaSalle Square is contributing to the City of South Bend by providing In-Fill Housing to the LaSalle Square and Lincoln Way West re-development area and the Comprehensive Plan.
