Just leave it alone if you’re allowed to not respond. Or respond that you addressed their concerns on their previous review and you welcome them to come in person and discuss the matter. They clearly look crazy and people realize that

We had this happen and he ended finding different people in corporates emails.
Our lawyer sent out a cease and desist letter and we haven’t heard from him since

I’m being nosy... Interest? What interest do they feel they’re entitled to?

he moved out August 2019, the previous PM did not do final accounting, so when he started asking about his deposit in April 2020 (2 months after PM quit) nobody really knew how to handle it. He just got his full deposit refunded, now he wants an additional $60 for "interest"

Interesting. I’m not a lawyer and not sure what state you’re in but I’ve worked in several states and none of them have required a PMC to pay the resident interest. I would contact your legal counsel for sure. (If you have, I apologize for being assumptive.)

yikes. do you think April 2020 was when he *started* asking about his deposit but he moved out in 2019? And you’re saying he *just* got the refund?

there are places that require you to pay interest if you don’t return the deposit in a timely manner

That’s extortion. I’d contact a lawyer. A cease-and-desist letter would be appropriate.

Not sure of your local landlord/tenant-laws..InGeorgia, security deposits do not earn interest, therefore, there is no interest to be paid.

I had a guy write a horrible review- then he emailed me and said "your apts were great I will remove my bad review when you return my deposit in full"
I copy and pasted his email as the response to his review on Google and said nothing else....jerk

Reviews like that can be removed. Have your marketing department contact google and they should remove it.

I’d just keep flagging the reviews to be removed. Google will see that it’s the same IP address no matter how many different email accounts they try to use. You can also “flip the script” by threatening legal action against them - and cite the lease when you do so. Not sure what interest they’re referring to I’m assuming it’s the security deposit. Every lease I’ve ever seen discloses that the deposit will be in an interest bearing account and all interest earned is property of the account owner.

If you are in Texas we can be charged 3 times the deposit amount if not refunded within 30 days. I would definitely look into it, me personally I would have the company pay the 60.00. I would also contact a lawyer because those are threats.

Hmmm...legally they may have potentially, and I am not a lawyer, opened themselves up to a libel/slander suit as they are literally showing actual malice.

They will eventually find something / someone new to focus on hating and move on.

Sometimes I respond to their reviews because of course its someone that you evicted and they trashed the place. I always respond with a quick truth and tell them that is a public forum and I hope their next landlord goggles their name and this comes up. (I am owner) and sometimes prospective applicants come into our office and say that they read our reviews and answers and laughed lol

the penalty for not refunding his deposit within the required amount of time could be much bigger than $60. ( here it is 3x the deposit) - if it took months for him to get his deposit refunded, i would pay him the $60 before it escalates and you find that he is pursuing further legal action to get whatever the law allows in penalty. apologize for the error, wish him the best and close out this messy chapter.

If he’s making enough interest to act like that much of an asshole I’d like to send you 20 security deposits. I don’t want an apt, I just want y’all to hold my money for a year.

I am not certain to as what "Interest" pertains too in this case.
It seems you or someone got themselves into a corner of hate and attack.
Instead of adding logs to this fire, maybe it is time to defuse our human Ego and talk one another here ?
Nobody likes to be a looser or back down in these days, but here I see fights for no reason.
I am glad to offer a zoom meeting if that could be helpful and help to mediate this situation.
Take a breathe and ask yourself WWJD.

They have now committed extortion, and since it was over the internet I believe they moved it to federal ( wire communications fraud ) take it to the police or have your attorney send a note. Also if addresses don’t lie. Make all the emails you want, their IP address will be the same on all of them.

Is he owed interest in your state? If not, then answer him by stating “we have addressed your issue, if you have any further concerns please call my office to discuss your further options.” Make sure your regional is present

I would check with a lawyer immediately! If he takes you to court, depending on the state you live in he CAN be awarded up to 5 times (in some states) the full amount of the deposit, since most states have a time limit on how long it should take to receive your refund from your deposit.

Why is the former tenant the asshole? They deserve to get their refund for their deposit, withholding their refund for 8 months would make me a little grumpy as well, and it's not like he is really trying to screw them over. As I stated in a previous reply, if he takes them to court (in some states) he can be awarded up to 5 times the full amount of the deposit because they took way to long to get it to him. Even if not he can ask for damages for having to wait 8 months for his refund, and most likely the court will award it to him. Sounds like the former PM was the asshole here, not the tenant.
