I work for a door-to-door distribution company that distributes community newspapers and other marketing material. We are researching a concept in reaching a demographic which is not easily reached: Apartment complex residents. I'd be appreciative of any of your thoughts on this topic.
What are the typical arrangements in apartment buildings pertaining to flyers, non-subscription community magazines and other assorted marketing material? Are there buildings where any of this stuff is delivered to the doors? What about paid subscription papers? I assume that the newspaper companies have access to the premises and deliver door-to-door.
As a manager of properties, what would your thoughts be on entering a revenue share program with a marketing distribution company to have ad packs delivered weekly to tenants doors? The ad pack or "MailPak" as we call them is a clear polywrapped package typical of what you would get some direct mail magazines in. An arrangement would be where the packaged material is dropped off for the buildings superintendent to deliver to each resident within an agreed time. Management would receive either a set amount of say 20 cents per package or a more sophisticated profit share calculation. Although not a significant annual revenue source for medium sized complexes other advantages exist as well. A) All marketing material is controlled so there is no mess in lobby/hallways. b)This program would ensure a weekly walk through of the entire premise by the super. C) This could be utilized as a practical medium for management to communicate with tenants. Can you think of any more?
From the advertisers prospective this can lead to better reach a demographic that is under marketed with the door-to-door approach. If there were a decent network of buildings signed into this network this demographic would be quite appealing to major advertisers.
