I have common area entry's and my residents always prop doors open with rocks and keep destroying my doors and frames. Any ideas on how to prevent this?

I had a problem with this at a property I lived at before I got into the industry.
Our solution was to convince the owner to remove the actual rocks in the landscaping and move toward a less solid-object form of landscaping (pea gravel and bark mulch with groundcover flowers).
However, residents will find ANYTHING and everything to block doors with if they can. I might suggest sending out reminders regularly, and if you actually catch someone doing it giving them a verbal warning, written warning, and then potentially charging them (if your state allows) if they fail to comply (continued compliance violations resulting in more permanent legal actions, if need be).
If I have to keep giving notices to residents, then I start charging everyone a $50 fine. For example, we recently had a building door broken at the closure. I had it fixed and posted notes on all the building residents' doors. Hummmm. Then it happened again. Had the door repaired again and cost more because additional damage was caused. I posted my LAST note to those residents and stated each one would be charged for the cost of door repair their portion since someone did it and they all know it got broken. It hasn't happened since. In our case, there are no children involved and these adults need to behave responsibly.
I have the same problem to. The amount of money we spend to fix doors is crazy. As the door breaks we have been changing them to a door hold. By any chance do you have a copy of the notice you sent.
