As far as running the applications it is an easy process. We always have issues with the criminal checks. It will get hung up and you have to call them to clear it. It can take 5 minutes to 24 hours. It doesn't happen on everyone but it happens often enough to get frustrating. We always get "We don't know why it is happening"

I have been using Yardi and Yardi Resident Screening for a number of years now... Haven't had the issue that you are mentioning above. I would definitely check with your rep or whomever it is on your side that is responsible for setting your criteria. I wonder if anything in that configuration might be causing a hiccup..?

Matt Adler we have been in contact with them. They rebuilt our server and still the issues. We talk to Yardi about twice a week with issues.

How many units? How many buildings? We had appfolio until last year and transitioned to yardi. I’d be happy to give you my personal experience with both.

From someone who used Yardi for years, absolutely go with Appfolio.
Yardi is a stronger accounting based PM software and Appfolio is more leasing based. However, Appfolio is SIGNIFICANTLY more user friendly. After 3 years of using Yardi daily, I can honestly say I’m not even remotely confident with it. Appfolio does webinars, they have help centers, and their customer service is absolutely amazing.
I can’t speak on the price of either though.

One other thing worth mentioning, is Yardi can be difficult to manage both commercial and residential portfolios on. I used to manage both and I’d constantly have to switch from the commercial side to the residential side to get accurate tenant lists and delinquency reports.
But I can’t speak on commercial management through Appfolio because I don’t manage commercial properties anymore.

Jessica Taylor our integration to yardi was anything but easy and automated. Keep that in mind as well. 6 months in and we are still configuring/tweaking.

Check out Valence. Developed by folks who've worked at Yardi, Realpage and Entrata and wanted to build a better mousetrap for small to mid-sized users. Easy to use with good accounting and their team is very customer focused. Pricing is reasonable as well. It may not be your answer, but they're not well known yet and definitely worth a look.

Yardi. We upgraded to the newest Yardi and do all payments through there, and RentCafe allows residents to do payments through their portal.

RealPage in my opinion is the best complete solution. 24 years experience. 10 years training YARDI trainer 11 as RealPage. Both have positives but all around find RealPage to be best in terms of User friendliness and having an over all complete solution. We use pretty much every real page product they make.

Yardi is a very challenging system to train new staff members. Yardi also tends to take a while to respond to issues. It is certainly not the most user friendly and tends to be more accounting heavy. I swear someone’s to feel like the good folks at Yardi have no clue what goes on at the property level

Alex Brey I always said that YARDI is an accounting system that also does property management and RealPage is a property management system that does accounting.

I worked for 2 Realty Companies. Their view of the software is this: YARDI is best for Commercial property like strip malls. Appfolio is better for housing and apartment rental. I currently use Rent Manager and love it. Yardi was too cumbersome.

Previously used Rent Manager, love it; its very cost effective. Currently use OneSite, and have to say this is super easy. Love it also.

Best all in one in my opinion is Bixby. Bixby is an easy to use web and mobile application for communicating with tenants, creating/recording maintenance requests,leases,collecting payments and much more. The application is fully customizable and allows you to integrate different features from other software such as Yardi or realpage into the Bixby interface if you prefer certain functions from those software.

What is nice is that it is a full suite tenant portal. My favorite part about it is that tenants and residents also benefit; because Bixby does a great job in helping communities around buildings who use the software by setting up partnerships with local businesses to provide on demand services, and discounts to your residents.

The software is easy to use, and is one of the most cost efficient management software currently out there whether you have a small portfolio or a large one.
