I live in a predominantly military town that doesn't have big lavish communities like many of you seem to work at, but we do have an amazing brand new gym that is the best in the town, the only community to offer saunas, and we have an off leash dog park with a pet washing station. We also give every resident a complimentary carport to cut back on parking problems.

4'x10' raised community gardens. These are a huge hit! We also offer regularly scheduled community events that are well-attended.

I think that is wonderful. We are an Air Force town and I am one of the smallest communities in town. The Airmen appreciate our gym being available 24/7 with free cable TV and Wi-Fi. We have nice grassy areas for the dogs and being in the desert southwest, people really like having something green to look at.

Apartment Life (resident retention) has been a good amenity for us! We have stats for improving turnover year over year where we've added Apartment Life at a community. We've been adding tech amenities as upgrades such as smart locks, smart thermostats, smart lighting. Pet parks, especially if you can do more than a fence and waste stations...but even starting with that and budgeting to add "agility" equipment, benches, and more later is better than not having one.
