When someone moves out, do you charge for a straight carpet clean?

Quick question! When someone moves out, do you charge for a straight carpet clean or just when the charges are beyond normal wear and tear such as carpet scrubs, stain removals, etc.

Charge tenant only on stains/damage. Or in very rare cases of extreme dirtiness.

We clean every carpet after every move-out.

In Texas, you cannot (legally) charge anything considered normal wear and tear, only what's above and beyond. You may want to check the property code in your state, or your local counsel, on this.

Depends on length of occupancy and damage to carpet. We always clean the carpets if they are not being replaced.

Us too. Unless it’s been damaged and we have to replace it or make a repair to it in some fashion i.e. remove stains, we do not charge for Carpet Cleaning at move out

That’s unfortunate, in Arizona we can charge fee to cover it. We can also charge if the apartment isn’t left in the same condition they received it in.

We can require them to do it and their lease says the apartment has to be returned in the same condition as they received it. Since we charge the admin fee we don’t charge them for normal wear and tear but we expect the apartment to be as clean when they move out as it was when they moved in. We charge for anything above normal and cleaning.

We take photographs before every move in and out every move out inspection so we can compare to see if damage has been done beyond normal wear and tear. For instance if someone Burnes a countertop during their tenancy and we have to replace the countertop we can charge for that

normal wear and tear or dirt and soil? when you have a clear case of traffic area soil supported by pictures I would think you could charge for it. But I would check with an attorney for your state

You cannot charge for anything considered normal wear and tear here. Even if you get them to agree in the lease that they will pay for routine carpet cleaning charges. We are pretty strict in Madison, WI though. Definitely check your local codes for this. It is different everywhere.

For sanitary purposes you must clean carpets between every resident, however; you may only charge back if there is damage beyond normal wear and tear.

In California all carpets are charged a carpet clean unless it’s replaced or tenant provides receipt of professional service paid for by the tenant.

We offer an Express Checkout Option where they pay a fee (ours is $250) and that covers the professional cleaning and carpet cleaning of the apartment as per their lease they are required to have the apartment back in the shape it was given to them and this includes cleaning and getting the carpet cleaned.

Our tenants are responsible for cleaning the apartment and carpet at the end of the lease. If they do not clean it we have it cleaned and deduct it from their deposit. We expect it to be left as clean as it was when they moved in.
