I don’t want my hub and and other electronics to walk...does anyone have an addendum they use? Also I want them to understand that once they are installed it’s always installed

We use Vivint as well. Yes they will provide you with an addendum you can use or make one yourself. We are just getting started but having equipment "walk" is not a big concern anymore than if I was affraid a microwave would. The equipment is all mounted and affixed to a wall or door. If they took anything I'd charge them just like I would any other damage at move out. The best part about Vivint over other products is they are 100% cellular so they do not require wifi or any internet connection at all so they are always active once installed. The best benefit for the property is the ability to monitor and control all vacant HVAC usage from the office computer. Can be a huge savings on vacant electric cost. We are adding them as "amenities" to the unit as they are installed which just increase the market rent just like a "pool view". Once it's there it is always part of that unit and can not be removed or deactivated. It is not a separate charge so even if they chose not to use the rent doesn't change.

What kind of cost factor per unit did you incur with these companies (even a range would give me something to run with), and how much have you been able to increase your rents in the upgraded spaces? I'm trying to figure a general ROI range, so I can pitch this idea to my VP. We've been installing nest thermostat and smoke detectors in units here (which isn't cheap when you purchase them one at a time at retail cost) as we do makeready turns, but there is no support for after-I love the idea of another company dealing with any post installation issues so I don't have to worry about it. Any feedback on either company would be greatly appreciated!
