Student housing to conventional?
Which is more challenging?
Is 900 beds more stressful than 600 units, or vice versa?

If you market conventional like you do student housing, you will never experience "turn".

Most properties work on a 1 person per 100 in the office & in maintenance (thats front doors)

Student Housing at mass turn is extremely stressful but outside of that I am finding that it is much easier than my conventional communities. I have 709 beds now and my 450-600 unit conventional communities definitely were more stressful on a day to day basis. I think that when you take student housing and everyone is the same age, mostly all students they mix better than the conventional where there are so many differences and more conflicts with Seniors, families, different economical classes etc. I don't see the bed bugs, death, child neglect/abuse, hoarding, etc. that were just some of the daily challenges in conventional.

I’ve done both. Nothing is as taxing as Student Housing. And I’ve done several conventional lease ups. Nothing compares to the hell of student housing
