there is a lot of platforms out an about, the real question is, what does the client want in respect to the application. I mean, Yardii has a bunch of stuff, but that might be overkill. I like to list out my needs and want then operate from that view.

We love AppFolio! It's designed for small management companies and it's very easy. They also have great marketing tools included. One price for everything except you do pay a little extra for the websites. They also have the tools for commercial buildings--accounting and marketing.
Currently with a company that uses Realpage but really like using Yardi the best. Realpage isn’t what it used to be- their customer service is the worst. You will be OK using the program but don’t get caught up using their answering service for calls nor maint- the worst
ResMan is very great company. Very user friendly and open to integrations and customizations. I found ResMan accounting suite to light years ahead of Yardi and OneSite. OneSite is awesome to. Depending on size of properties checkout property ware. Their customer service has gone down over the years, but still better functionality and ease of use compared to Yardi.
OneSite hands down. It's very user friendly with everything right there with the click of your mouse. Allows you to access renewals, resident payments, as well as many other features. I've used the other software and found OneSite by far the best
