Dear multifamily friends and operations pros. Which animal causes more damage to apartments? Cats or dogs? Or do they typically cause the same amount of damage?
Cats tear up blinds, window sills, carpet (this is from personal experience)
Dogs, leave pet stains and will scratch at doors and leave marks. i have one of each.
I think it just depends on the animal’s temperament. Any of them are capable of damage, I suppose. I once had a cat that never messed with anything and I’ve had cats the chewed the switch plates off the walls! Lol!

I've known cats to leave an impenetrable ammonia smell and tear up blinds. I've known dogs that tear up carpet and literally chew through doors and door frames.
It's the owners and temperament of the animals that make the difference. Mostly the owners though...
Cats because their urine can go al the way into the subflooring where it crystallizes as it dries and never comes out. The smell won't come out without replacing the sub floor when that happens.
With a good owner...neither. I have a fur-family of 8. If I had to pick I would definitively say cats. Even with the best of the best pet parent cats when sick or aging tend to do things that are uncontrollable.
Presuming first a good owner and no damage - for us cats are more of an issue with future residents due to picking up a cat smell that only truly allergic or sensitive noses immediately know regardless how immaculate suite is and smells for new move in Don’t see that as often with dogs from our experience.
definitely depends on the owner. A cat or dog will both tear up the apartment if unsupervised. Cats w/ claws and spraying were the biggest issues there and most common. it was usually the people sneaking a cat in and didn't pay a fee that was the bigger issue when we incurred expenses such as carpet replacement or sealing of the floors. Dogs again was more supervision issues that I dealt with.
