How do you politely tell your residents that they need to clean... ?

Its in the lease send notice of intent to inspect and threaten lease termination if not resolved. Dirty residents lead to pest control problems for the entire building

This was the plan.. not only found mouse droppings, roaches but black widows .. sigh.. will be a long week to plan pest control and get her inspected again ..

Health & Safety. Cite the lease. I’m not a fan of beating around the bush. I’ve flat out told them that it’s not acceptable & that I’ll be be in 3 days & it better be cleaned up. Lol

It is going to be what happens... I will schedule the pest inspector as well for same day as my inspection so that it can all be done and noted at once.

I am trying to get all my inspections done .. I have one building done and we are scheduling maint .. then when it is done I will move to the next building.. if I don't do it this way we will never get complete...

I think Rose meant Politely. I would call them and politely let them know they need to clean. I would say that there is a part of the lease that covers it but I know by calling instead that they will take care of it. For an otherwise good tenant, it’s a good first step.

We talked to her today in her home, pointed some things out that needed cleaned so we could complete work.. I talked with her some and pointed to areas .. and will make up a nice notice.. to see if that can help move things around.. I will include the official notice as well but try to spell it out simply

I agree that first asking how they are is key to a good resolution. So many times people need help and don't know where to go to get it or are too proud to ask. If you can suggest a solution like asking for help at church, info about help for seniors, or any organization that offers assistance, you can be a blessing to them and be doing your job too.

Instead of annual inspections do quarterly. Take advantage if pest control and changing a/c filters and smoke detector batteries. Set the tone for your community that being clean is part of the residents responsibility. Use this as a marketing tool. Protect your investors interset this way.

in OR they require sealed 10 year battery but we inspect them any time we are in the units..
