Why do residents freak out about a maintenance notice.. We have a 24 hour standard (housing authority) notice that says "we will be making entry" .. but then under the explanation I always put if entry to that apartment is needed or if no entry and just a water shut off is happening. .. Why do they not read anything other than the "we will be making entry" and not read the rest.. now I have 2 (out of 88 units) who are freaking out as we didn't come in their units..
What do you do to notify for water shut off? We try not to do it a lot but sometimes we have to, due to half of our buildings not having individual shut offs.. it requires us to shut the whole property down. How would you handle this ...?
Now I am being told how rude I am for making them place their companion animal in daycare.. and being told by the other that since I missed going in their unit that I need to reschedule.
1) No no plans for the property are available due to age and none were passed to owners it seems (or they aren't giving it up) So that route of finding the shut offs hasn't worked
2) No one who has worked the property before me knows where they are... (or left word)
3) we have begun searching under the buildings in hopes to find where they shut offs are but so far no luck
Went to the city, county, library, tried to track down old records from the builder and architect.. no go on all ends.. our city / county doesn't have anything from 70 or earlier..
I manage a 108 unit building from 1928 and a lot of our stacks do not have shut off valves. I have a water shut off template that I email out to the tenants plus I put a notice on Blue paper=water, on all entrances and exits, inside the elevator and on each floor outside the elevator and laundry with the time the water will be shut off and back on. Now we are putting shut off valves in the basement on the stacks we are working on. We try and put them out 48 hours in advance, but I still have 1 or 2 tenants who don’t get the notice or don’t read them
We did this notice on Saturday for Tuesday .. these are the only two resident who were put off on it all ..
I was using a template for shut off notices in English and Spanish.. but people were saying it wasn't official enough ( It has everything on it that the 24 hour notice does except the we are making entry part)
If we don’t need access we just make a note in word that the water may be shut off from this time to this time. Sorry for the inconvenience. If entry is possible.... idk, maybe do both?? A note a week in advance emphasizing MAY enter. Then the 24 hour legal notice?? Again, apologizing for inconvenience and thanking for cooperation.

The things my RM gets upset about is weird.. he just wanted me to be all legal (all of the sudden) so guessing someone from my property went to his property and tried to go over my head again .. as we are currently painting the buildings and those same two residents aren't happy and the one is harassing the workers photographing their work and ugh.. a pain
Rose Gallifrey sounds like the issue is your RM wanting to use that template...for my team, I have approved templates they’ve drafted after I have reviewed and sent to my VP have reviewed for future use. A notice similar to a 24 hour notice to enter without actually entering is just unnecessary.
Kaycee Narciso I agreed and told him this. but he said I had a complaint....The thing is the one I have drafted for this (water shut off's) says in huge letters with a picture that water will be shut off then uses all the same terminology as the 24 hour notice except doesn't say we are entering.. if we are entering I include a 24 hour notice of entry.
I have MailChimp with my website Apts/247. It was a PAIN to get all the info into their system... But worth it! I send a email and notice 24-48 hours in advance. You will always get yelled at, notice or not. But at least I can say well, I did send/email you...
