In Oklahoma you can only charge a $50 late fee but no daily late fee legally

Erik Bubba McKinster I know! Some people try to get away with more, and I guess you could try but if it ever goes to court they’ll laugh and knock late fees to a flat $50

If it goes to court in TX you can't include late fees at all. Only rent. That's why if they make a partial payment, we pay the late fees and water first, anything else goes to rent, so we're only evicting on rent...

$25 from the 2nd business day of the month through the 5th then $5 a day until the end of the month, but I’ve had judges cut the late fees in half or waive all late fees when we go to court for an eviction.
