Does anyone use Rent Manager for your property management software?

Does anyone use Rent Manager for your property management software? I would like to know pros and cons of Rent Manager vs. Appfolio and/or Yardi Voyager!

We use it on our properties. It’s gotten better from where it was a couple years ago. My caveat is, I have had to do a lot of self training on it, since my company has never done full training.

it is pretty user friendly if you have privileges, but those are just admin settings. I did show my temp replacement pretty much how to use it in 2-3 days, for basic day to day use. Non bookkeeping.

I like that now I can scan checks directly into RM and make deposits. Text messaging seems to work pretty well.

The app where I can take my phone and do inspections is still glitchy on my end, where if one picture is bad it won’t upload the inspection completely.

If you don't mind me asking...What is your opinion on the bookkeeping side of RM? Is it fairly customizable?

I don’t do the bookkeeping side of paying bills and cutting checks, etc. I only do the receipt and depositing of rent checks. however if the bills and payments are put in properly, I can easily look at invoices etc. the reports are pretty easy to read. My coworker who does the bills and checks doesn’t seem to have an issue with it.

I use it however I prefer Yardi! But have been using Rent Manager for 5 years now and yes it has gotten better, it's just depending on the access that your company gives you!

I use Rent Manager now and love it. So user friendly. If you mess up you fix it. Yardi was always a nightmare for 7 years. Yardi is way more report friendly though.

I've been using it for about 6 years now. It all depends on the permissions you have! I drove my admin crazy asking for more all the time. They offer an online Rent Manager University and free webinars which is a great way to learn more about the features

I love rent manager over Yardi but it will or can limit you on some abilities if you don't have the access. But very user friendly

I'm at a managers level, I can't delete or make a change to a charge on someones account. The controller has to fix for us. We type our leases up in R.Mgr. After you processed the lease and your waiting for signature from the Resident or Tenant (commercial) and you find an error, you can't correct it you have to delete the whole lease. We have to get the controller to delete it for us. But easy to input invoices. scan insurance certificates and place in their file history. Soda's are easy to do.

There is sections for budgets and income reports for owners that we we had access to some of the deletes those reports to owners and upper management that some pissed off employee or someone in an area they should be could do some damage. So even though we might not always like it, we understand.

We I used to delete wrong prorated amounts or charges to wrong accounts. we have learn to live with it. Now if rent manager could separate some of those items and we could make some of the changes, Ahhh, but bigger thing to worry about.

My supervisor gives me access to delete charges and make adjustments on tenant accounts on the properties I manage up until a certain day of the month. It is definitely is up to each company who they want to give permissions to or not, which I think is a nice feature.

Stay away from Yardi. So many headaches. Appfolio is the way to go. Much more user friendly.
