Quick question for everyone: Are you allowing staff to wear jeans? Seeing jeans on apartment staff more and more as I tour around the country. Interested in whether you are allowed to do this. Thanks!
I haven’t seen it uniformed and look professional outside of urban or branded dress codes. I would love to see policies or hear more about companies that have success with keeping a professional appearance while encouraging a more relaxed dress code.
I am too old school to be ok with it. We have a dress code with branded company colors and we pay 900 per year toward career standardized apparel. I just can’t do jeans...
Friday and weekends.... One property I managed, we wore jeans.. I think it makes the prospects more comfortable. We are dressed the same way they usually come in, and it is less intimidating
I run 2 properties, one I'm the only office staff with 1 maintenance person the other I have an assistant with 1 full time and 1 part time maintenance, Jean's are fine as long as they are dressed up in my opinion because you never know when you'll need to jump in to help maintenance with something and we are an all in it to win it team (subsidy properties)
I don’t agree at all. I feel like you should dress for your community and clients and residents. I’ve managed properties where we were allowed to dressy jeans and uniform shirts and khaki shorts in summer. I feel like we must be professional AND relatable.
I agree, your demographic should be considered. Our residents are very laid back and it makes prospects and residents more comfortable to see the staff in laid back attire.
I wear jeans almost every day..but i dress it up for showings (sweater , jewelry etc). Last time I dressed up my boss thought I had a job interview. I think as long as it looks nice you should! No ripped jeans or baggy sweatshirts. 90% of my tenants and or applicants come in jeans OR scrubs anyway (or work uniform) besides, we are an office of 3 and I do everything from leasings to billing and deposits soooo
Only on Fridays and they have to be nice jeans, no frays or holes. And have to be paired with professional tops/sweaters and shoes. If our board officers are in town for a meeting we don't allow jeans that Friday.
Jeans Everyday, Shorts and FlipFlops in the Summer, and we fetch north of $3Bucks a SF, and rent 35-40 Apartments a Month at a centralized Leasing Center for 25Properties / 800Units
We have “Casual Friday” and a not real strict dress code and just about every prospective resident that comes in our office says how much more approachable we are compared to other communities where blazers, ties, heels & skirts are required. They say we don’t look down our noses at them and make them feel inferior. I feel that making a prospective comfortable is the most important first impression that one can give.
No jeans on communities! We still adhere to company uniform colors of red, black, tan, grey and white. Corporate Office employees are allow to wear jeans on Fridays. We feel strongly that the pride you take in your appearance reflects the pride you display in all you do. Of course, look at My partner, Tom Shelton. He’s known in the industry as always looking well dressed. People treat people differently by the way they are dressed- not saying it’s right but it’s a fact.
Nope. I think professional wear is important at communities unless you are a beach/resort style community and then shorts, polos and tennis shoes are permitted.
Student housing here: I can wear jeans everyday. I usually dress them up but not always. My demographic - casual is leggings and a t-shirt... Dressed up is jeans... Dresses and business casual is seen as really dressed up to my residents... I never want to come off as someone they can't come talk to. I've noticed more kids come in and ask me about things or tell me about things when I don't look like I belong in a corporate office
Love this! And some females can really dress up jeans! I feel like it makes one more approachable. And if you're comfortable in what you're wearing, you'll be more confident in your tours!
In my opinion, times are changing. I have been in this business for over 20 years and if you asked me this question back when I started it would have been an absolute no! Today, I think we have to adapt and adjust and will start to see major companies making less strict policies about jeans which has for the most part always been a big NO NO in this industry.
Whatever your standards are, keep them. Just because some sites don’t care, doesn’t mean you don’t have too. I think the staff should stand out and look professional. Just my opinion!
Jeans are fine and I wear them all the time . Too many of my nice clothes were being ruined and we don’t have a clothing allowance. If we did I would wear whatever they want me to. When I go to court I dress up. We also are in an area where flip flops to a high end restaurant, theater isn’t that uncommon.
Don’t agree with wearing jeans based on community- I would rather dress as if I was managing the Ritz even at The Motel 6. The visitors at both places deserve to see me at my best!
Agree! Current pricing means leases equate to high dollar contractual agreements. In what industry are jeans allowed when negotiating high dollar agreements? Cattle buying comes to mind
You've got a point but I've seen females dress in jeans and look better than females in business casual... I feel like sometimes people aren't able to afford a whole new wardrobe for their job, so they wear the same few pieces every day - wear out the clothes and they look raggedy.
I took notice in one of your speeches a couple of years back where you acknowledged changes in our industry. We use to throw our noses up at the girl with the purple streak in her hair, now she can be the top leader. Even at 50+I got rose gold in my hair last year. I kept it professional but I went outside my comfort zone and loved it. I think Jeans can be the same way. I believe it is how you carry yourself in those jeans that counts. Unfortunately I have seen it work and fail.
Nope. Never. We're doing a Learning Roadshow right now so for that roadtrip theme we let them wear Jean's to class. That was a first. Never in the office tho

We do jeans Friday at all sites however, you can only where jeans if you pay $5 and then each month we have a charity that we pick and all money is given to them
We don't allow jeans, but I have a great story about how wearing jeans allowed one of our leasing agents to be more relatable to the clients, and actually helped him get more leases. Lisa- Pm me if you wanna hear the story.
Our staff wears jeans 90% of the time. We are a very small housing authority in a mountain town, in our area jeans are appropriate as "causal office attire." The staff also ends up on "emergency" calls where jeans are far more appropriate than slacks.
No way. Need to present a professional look regardless of building grade or market. It sets you apart. We do football friday where they can but that is an exception.
We allow dark jeans with a blouse, heels and a blazer, on Friday only. We do this at all sites no matter the demographic. The team loves it and it has not deterred leasing (we just changed to jeans on Friday a year ago, so I can compare both to all of our sites).
After 37 years in Property Management I found that most prospects come in, in casual wear. They are nervous about making a decision on where to live. When they see the staff in business casual they become relaxed and are more open to our presentation. Not only is the staff comfortable the prospect is as well. You are offering a home for them to live in, so make it an easy decision.
Just like this trail has so many different interpretations of the question , my experience - which does not make it right or expert - is that when you give people parameters or allow their “ good taste “ you get some that nail it and others that don’t but thought they did. Then you have to nicely address it but someone else could have almost the same thing on but somehow it looks much different or better. This subject is a constant source of frustration for both management and associates.
We are allowed to wear jeans, and honestly I am gad as I used to ruin so many slacks being on maintenance calls and out on the property.. I find that my applicants don't care if I am in jeans or slacks, they only care how a person tours them and connects with them..
I let my Maintenance Crew decide if they wanted a uniform.. they actually chose Black Carhart overalls as there are tons of pockets and they are rugged... making their normal clothes last longer.
I still, as a child of the 80s, don’t see what a cheap business suit does, other than make you look cheap. Wear what you are comfortable in and do what you are good at. Everyone else can sit in their closets and worry.
I allow blue jeans on Fridays and a color or black jeans with a a dressier shirt M-R, Saturday.

No- But I am not opposed to a professional and branded look that could include jeans. The key points in my mind are to ensure that our leasing teams are easily identifiable by prospects and Residents. Additionally, that their appearance is polished and well put together to instill a reasonable level of confidence in their credibility to advise prospects/Residents about deeply personal matters like finding a home.
Yes. I don't see a problem with wearing jeans to work. It doesn't hinder leasing or resident retention at all. There are a ton of nice outfits that look great with jeans.
We don't. I think you really need to consider what you're selling, and to whom when you consider the dress code. I don't think casual is a bad thing, I just don't believe it fits everywhere.
We allowed our managers to “Pay Their Way To Casual Friday” charging them $10. Per week or $30. Per month to wear jeans, (dark, not distressed) on Friday’s. It was a great fundraiser for our Relay For Life Team and 100% of the proceeds were donated to The American Cancer Society. It turned out to be one of our best fundraisers!!
