How do I deal with kids causing disturbances on the property?

Any suggestions on how to deal with kids causing disturbances on the property and hanging out late at night ? I’ve asked the local police to increase driving through the property at night.

Residents but I don’t know who they are and the people that report it don’t know where the kids live either. I asked them to take pictures if they can

If they aren’t residents, trespass them and if they are - send a lease violation notice and if they don’t comply - file eviction. That’s how I cleaned up my property.

Kimberly Smith it took me about 1-2 years but now it is cleaned up completely and smooth sailing. I had to evict about 10-15 people and most of it was bc they wouldn’t make their children mind. Smoking weed and hanging in breezeways is not acceptable and now we have no problems.

If they are residents, I would lease violation them and after the 3rd notice serve them a notice to comply. If that didn't work, then to the attorney

Kimberly Smith well if you have a patrol service, I would let them know and they can follow up. And if the residents don't know them, they might not live there. What time does this happen? Are you on site and able to walk the property then?

I have sent out a general letter to all residents about “ no loitering “ and it’s a lease violation. Parents just don’t want to watch their kids anymore !!

Vagrancy, loitering, truancy, violate them and move them out... send out a letter explaining policy first, give them their warnings and then let the hammer fall... good luck

A similar situation came up with a friend of mine; he has a business that has been vandalized by several youngsters living in an apartment community next door. He is at whits end as to what to do. He spoke to the property manager to see what could be done and the PM began to scream at HIM!

I had nothing in the budget either but with 300+ calls to the police department per month, the police started working with me personally. We had a Neighborhood Watch program and I made it my mission to walk the property at random times, night and day. I asked people outside for ID and why they were hanging out on my property. My corporate office was appalled but I did it anyway. I trespassed people and implemented a strict parking policy. My cops would come in the afternoon and play football with the kids and we set up a homework room. Worked with the school system, etc. it took a while but cleaned that property up!
