Question. I have had my share of rude vendors lately and it’s starting to get to me. Today, I had local well known plumbing company tell me they were not interested in bidding a project they suggested be done in the first place. Is this common?

Really? I have paid 750 for 2 guys to drop a sump pump into a hole - dug by my maintenance staff for them to look into the hole and say - yup, the same place they fixed not 6 months earlier had failed! We are going to charge you 1500 to repair it a 2nd time! NOT!

Plumbers are the worst! Ok, I said it and I own it! I have horror stories about plumbers and when you’re paying anywhere from $150-$250 per hour for their work, that your maintenance tech prepared for their plumber and cleaned up after their plumber, I would think they would provide a little bit of customer service!

Yall all correct tight budgets mean only way for profit to be assured all stars got line up a Lil issue as finding who got key for unit can waste half of a billable hour about 40 lost that day. Then a call back garrantee a lost which odds for that increases the older properties are. To make thing worst when investors decide it time for rehab they choose unqualified for multifamily contractors having no knowledge of daily issue on maintenance an leave it undone like plumbing and electric because it hidden from view at turn over for there pull. It the reason for all mold issue plumbing and roofs. All the resent fires outdated wiring. Then the issue of cheap fixtures and hardware needed replacement each turn over increase the needs to each new budget leaving out the true vendor you need. It puzzling there no problem to pay what you have to so your property out Class comps with landscape and pool area. No value for the investment being it have to all be done again the next year. But they kick can on a replum or rewired due to sticker shock not see it a 20 to 30 year fix that reduces buget paying itself off in time. If all the numbers ppl took time and studied reviews to they find the answers need for right decision to be made. A clean healthy respectable living space will lease to the rite tenant for property compare to a revolving tenant pool that like granite flowers and tropical afternoon get away that only available half the year. I usually have great vendors. But recently had a lousy contractor. Hopefully I will never have to deal with him again. Things disappeared and the work wasn't finished but as far as regular vendors, I have found that if I treat them right i get great service

Use home advisor or angies list. They have people that will do small jobs.
