But you don’t just get to choose, there are rules that govern.

Thank you all so much for the quick responses. I do know there are exceptions to the salary approach but your answers have been helpful in validating what I believed to be correct . About -90% of companies pay CMs salary vs hourly.

In my experience the managers hours typically matched the community's leasing office hours - unless those hours were greater than 9 hours on any given day then the manager was likely 9 am to 6 pm w/ an hour for lunch. And most had Sat & Sun off unless it was a really small community. And, those really small communities might be the ones where a manager is hourly.

Payroll laws require it one way or another depending on how many people they directly supervise. So it depends .

I anticipate variables but many companies may lean a certain way based on how they define the job description and size of communities they manage.

Salary! That way you can work all the hours "they" need and they not be forced to pay overtime!

I always say "Yes I'm salary. I get to work as many hours over 60 as I can handle in a normal 40 hour week!"

method of payment (hourly or salary) is different than status (exempt vs. non-exempt). You could be exempt from overtime due to the amount of pay and duties, but paid hourly. So maybe your question is about status?
