We get tons of leads from Zillow and not a single one has come in for a tour or leased. I'd rather pay higher on my apts.com ad and have a better package

Michelle Meliere Pate that’s it?! Good god. We paid $1000/mo for the boosted listings plus $250/mo to be listed on their site, otherwise we couldn’t be on there because we have too many units on site

They always charge the max. So many "leads" that are not a true lead. No communication or check up from Zillow rep after sign up.
We agreed up front to do a 3 month contract. When the 3 months was up, they said we didn't give notice so charged an additional 3 months. So if you decide, let them know day you sign up IN WRITING to cancel when contact is up.
My portfolio averaged approx. 8 leases per property in the past 12 mos. We've been charged the max each month at virtually every property and there are a lot of crap leads (partial or missing info), but the cost per lease comes in, in many cases, comparably to the ILSs'. *Disclaimer: we do not have a lead tracking program.
advertises on all major sites - $30/month per lockbox and unlimited leads they , if you don’t have too many vacancies a month this may be something to look into
I’ve had a completely different experience. I resisted Zillow for two years then finally gave in late 2017. After reviewing our leads to leases we got over 30 actual leases from our Zillow ad. We’ve had more quality leads from them but have limited availability so many that needed immediate move in we couldn’t help. Really surprised at the poor results from others. My properties are in Houston considers class A mid rise but we have a garden styled older property in sugar land that has had great leases too. They also get apts.com leads but the midrises see little to nothing from those

I think it honestly depends on your demographic regardless. I've used it on multiple properties and monitored the lead to lease ratio accordingly. I cancelled it in October off of my current property because it was about worthless. Other properties within my district, but in different areas, have had success with it. It may benefit you to call your comps or sister properties within close proximity.
