If anyone ever guarantees silence or safety, you should do some additional research. Both are totally subjective, I lived in Los Angeles so My gauge for quiet and safe will be different from someone who isn’t used to city life.
My "spiel" is it is an apartment community and we are multifamily housing. There will be some noise transference although it should never be excessive. We highly encourage calling the office of there is ever an issue so we can address it right away. Most times people don't realize they are being loud. For safety, we aren't a gated community crime can happen anywhere. We are part of the crime free drug free program. It allows us to have a 3 strike or less policy. I live on site and have for almost 5 years and haven't had any issues.

I tell them what I think is quiet is completely different as I have 3 boys 7,5,5 and I show them a picture of the boys. That usually changes the subject.
Safe.... I say what I deem safe and what you safe could be different. I tell them my husband is from England so he is gets nervous when he sees a cop with a gun as for me I am comfortable in a city as I frequently went being my mom was a school teacher.
I then say bottom line it’s what you think not me. What does your gut say along with any research you may do.

As for our community being quiet, please drive our neighborhood during all hours of the day, night and weekend, I’m sure you will be pleasantly surprised. I tell folks that we’re quite careful who we rent to, that everyone goes through a background check, but of course we can’t control what comes in off the Hwy. People are usually understanding of that.
Is it quiet here? "Your going to have some noise in any apartment, however we do our best to ensure the peaceful enjoyment of all our residents. You are also welcome to drive through it community after hours." Is it safe here? "Unfortunately crime has no address, you are more than welcome to contact the Sherriffs Department to get a detailed crime rating for the area."
Crime has no address and we Renew 70% of our leases which is well above the national average ( or whatever the number is if impressive ) so people love living here for so many reasons. Then ask them to contact the local police department for any specifics. Mention 24 hour hot line for emergencies and that you have associates who live on site. ( if true ) Say to them,
If anyone is promising you safe - then know they are not only promising something no one can guarantee but are not trained well as your question has come up by people everywhere and good training , no matter how incident free a community may be , tells you never answer that question as there are no guarantees. Offer for them to drive through on weekends and at night times and be their only judge as well as asking local police.
Then add , we have such long term associates that if ever and whenever there would be a situation we would work tirelessly to make sure it was addressed quickly.
Look around nervously and whisper, “I sure hope so.” Lol But really, I always tell people that safety is relative and can not be guaranteed anywhere. Only they can take the steps that are outlined in their lease (we use Blue Moon) to help prevent an incident, but crime has no address.
Seeing lots of reply’s to “drive through here, nights and weekends.” Just asking for clarity because I was told in several seminars, including fair housing courses that this is a no no. Anyone else been told the same?
I am learning a lot more about the grey areas and the differences on properties. I remember when I first joined this group and was new to the industry I was often frustrated and discouraged by all the different management details. One responder to a question I posted a year ago gave me some tough love about being so inflexible to policies I was learning. Since then I am more mature and communicative with my leadership about details, and grateful for this group because it’s so insightful yet broad. I hope you have had the same breakthroughs and clarity here. No two days are the same in multi family housing LoL
Good point! We are gated but I was thinking even if they followed a car in and something happened to them while on property then I was the one who told them to be there?! That’s the examples I’ve heard given as to why not to do this. Just wanted more info on it, some of the information we all receive in the industry can be very confusing and contradicting.
I am not giving fair housing advice at all. If that is what you’ve learned then it’s right. We tell people to come visit at all times of day , as opposed to just during the @sales pitch”. Night time will show them how well lit the property is ( or isn’t ).
I would always tell people that crime has no address but to feel free to look up our clubhouse address on our local police website and it would show the criminal activity in the area.
You’re giving no guarantees and not telling them to drive through, just telling them where to look up the info for themselves.
Feel free to drive by in the evenings and see for yourself if it’s quiet. And to answer question about safety “no one can guarantee anyone else’s safety”.
If you don’t have a lot of crime, I recommend they search the local police crime map. Of course, if you have a lot of crime don’t do that lmao
I usually say we rarely have noise complaints but if you should have one we will take care of the issue for you.
I tell people that it’s a beautiful area but any neighborhood can have problems no matter where you live. For the second question I tell people they are welcome to drive the property any time to get a sense of how quiet the community is.

No, this is not a violation of fair housing!
I respond with "I could tell you yes to both of those questions, and in reality be lying to you, and any person who will tell you their property is quiet and safe is lying to you. We don't ever know what is "safe" and in multi family housing, sometimes people are loud. and historically, we have very few crimes, and historically I recieve very few noise complaints. And, I have no idea what tomorrow will bring" That seems to make sense to most people.
Is this area safe? (Assuming they mean the neighborhood, not just the apartments themselves) I just say, "I am not aware of any issues but if you are, you should call the local police and see what types of dispatch calls they get".

We can never guarantee anyone’s safety and security, but to give you peace of mind, we have light parking lots and halls, dead bolts on the doors, locks on the windows, locked entryways and alarm options. It is always good to be aware of your surroundings.
Apartment living may come with some level of noise, but we do take noise complaints seriously. If you do have excessive noise and it happens after hours, you may call the police or the courtesy office, and notify us the next business day so we can handle the situation with the resident if there still is an issue. Everyone deserve quiet enjoyment in their home.
I always offer them an idea to come by that evening. Give them ways to survey the area on their own by checking out the crime stats as well. There is an awesome website here ran by the local police department.
