When acquiring a site with a registered sex offender, any issues in getting them to vacate?

Can you tell me what rules are in place- if you are acquiring a site with a registered sec offender, is there any issues to anticipate with getting them to vacate?

that's a tricky one. You can see if they falsified the application, or see what the qualifications said when they moved it

I would find out if they committed the sex offense before they signed their current lease or after.
If they are mtm, issue a 30 day notice of non-renewal.

I am in Texas but I had someone move from New York and due to the out of state move and just being convicted in New York they were approved!!!! It took three months of being in Texas for them to show up on the list.

I'm in Oklahoma. If you use the NAA lease I believe there is verbiage in there that states you can give notice to vacate if a crime is committed.

You'll have to check the resident criteria that existed when they first moved in and/or check the language in the lease. Our requirements are that no violent offender is allowed at all so you'll need to see if they let them in anyway or if he falsified his/her paperwork. If they lied on any document, that's grounds too and you can file an eviction but like someone else mentioned, you can do a 30-day notice to vacate regardless. Hopefully, they'll vacate on their own with no issues and you don't have to go to court. Good luck!

Yes, it's more about the possible animal/rodent problem and the odor. In my state, I don't think that's allowed and you can be fined. It's also in our least that you are required to leave trash in the receptacle provided (with a lid) or it's a lease violation.

If they didn’t disclose a conviction on their application then most apps/leases would call that a breach of lease and you could evict them for that.
