Who pays for a broken toilet seat? The property or the resident?

If a tenant breaks their toilet seat, do you replace it? Do you bill them? My tenants are hard on stuff and I'm tired if replacing things, that if they moved out and left it broken, I would take out of their deposit. What are your guidelines for who pays? Thanks.

Replace and charge. Provide a charge sheet to sign at the time of lease so it is not a surprise to them.

Toilet seats are not that expensive. If its once in a while I would say no but if it us more than normal after the 1st time I would charge. Just like blind slats if they call in 1 or 2 now & then but if they tell me they have 3 or more on a regular basis then I start charging them. They are doing something wrong if they continue to break them.

I do corporate housing and our cleaners clean the apartment at move out and i had a charge from the manager for lint removal from the dryer $10

In my opinion it depends on the quality level of the toilet seat. If it’s a $5 toilet seat that isn’t manufactured to handle normal usage then I personally would likely not charge the resident unless it was obvious misuse. Maybe consider the approximate age of the item as well. If there is no work order or turn records of an item ever being replaced and the property is older then 10 years old then it may be possible that the item was just worn. Maintenance exists because material things/structures/etc continually degrade etc. My background is one of a maintenance manager as well as a community manager and when it came to charging a resident I had no problem doing so as long as I was confident that they were responsible for the damage of something but also considered the previously mentioned factors.

Thanks everyone. I'm just going to replace it (and the handle that also broke). We just did inspections in January and the husband told us not to open the toilet because they hadn't cleaned it in a while. If the toilet is nasty when I go there I'm just going to leave it with them and tell them to put it on themselves. You'd think they'd clean it if they know I'm coming though.

Thats my problem now . I thought toilet was leaking so I replaced wax ring twice and was still leaking come to find out the dude wasn't closing the curtain. . Everytime I went to work or investigate they never cleaned up beforemy 24hr notice. Kinda felt disrespected. Now we come to the seat . I don't want to work around their piss anymore. Or I got to say something and that will create ill feelings on both parties
