Is a verbal notice to vacate counted, or only when they return the signed NTV?

If a resident delivers verbal notice and you tell them you need it to be in writing and you give them a TAA notice to vacate when do you consider it received that day or the day they return it

When they come into the office to give verbal, we print out our 30 day notice to vacate form that we have them sign and return to us.

It is to management discretion whether it’s a TAA form or an email... it just has to be in writing.... so it doesn’t matter when they TELL you they are moving.. it’s when they document it in writing as to when the notice date starts...

depending on what state you are in. In CA a tenant on a lease can walk into the office on the last day of the lease and say they are moving the next day
