Venting..We took over a property in NW Texas yesterday from a reputable(?) Mgmt comp. Super and mgr spent less than 5 mins to transition, maint was gone when we arrived along with 1/2 of the personal property list including some office furniture. (Wow..they found some in an occ apt..) They could not print and leave reports -rent roll and availability (!)because there was no toner. Actually..the copier is broken, the computer doesn't work, all office supplies gone..not even a pen or paper. Landscape hasn't been cut in weeks, pool is green. Now to top it off...coffee pot is broken. ☹ People - stay professional and kind! This is a small town where we should all be lifting each other up. We've come too far as an industry to act this way.. besides making you and your mgmt company look 'really bad'! (PS..I work all over the state and talk to lots of people)

ABSOLUTELY unprofessional and terrible— but want to mention possible that the MGMT company had no knowledge of a staffer’s pettiness. You probably thought of this already, but just wanted to mention people themselves can be terrible.
One time ownership changed mgmt and the prev company (well known, large, and reputable one) took everything. funny thing is the owners had divided their portfolio between our co and theirs. So they basically stole from the the owners they still worked for. I don’t understand the logic. I try to leave everything 100% - we are all in the same boat. Stay professional

Esmeralda Castro Moreno that is a case for the courts. By law they are not allowed to remove items unless in the terms of their contract. Are these petty criminals aware that anything over $ 100.00 is a felony?
Has happened to me numerous times. Never ceases to amaze me-this is a small industry!!!
We took over a 250+ property one time - staff was waiting at the door with their purses, a stack of files on the table along with a pile of keys. We walked in, they walked out. Seriously???

Been there! So sad! On a sale or management change I always say welcome new team with donuts and every report plus some needed! I want to wow them on my way out!

Horrible integrity Tina - multifamily is a small world. Definitely reduces their chance to ever be hired from your company or possibly risk taking over other communities! Will you PM me your address - I'll send coffee to your team! #musthavecoffee
The company we took my property over from was basically the same situation. The mgr was gone in 10 mins & really was just finishing packing up in that time. They even took the leads list & staple pullers. Who takes staple pullers?!
This industry while so large is still sooo small - you never know who's path you're going to cross again and what opportunities you could be damaging with one swift low class move.
So sad! I’ve always had the perspective that I need to leave someone a clean (& crumb free desk!) and all materials needed to fully function! At the end of the day the residents would be the most likely to suffer by the chaos! And yes - they may be the hiring person at your next interview!! Too small of an industry. Point blank!
I've been in some really good takeovers and some bad. I dont think its neccesarily the management company all the time but the manager/supervisor. Sometimes the management company has no idea how bad a handover is.
I try to remember when participating in a handover/ take over the large industry we all love but it's a smaller world than we know. Don't burn bridges. Check the recycle bin for anything that will help you. Lots of times people delete stuff but forget to empty it
So sad. I remember I went to visit a community down the street one day and they had just took over the property. They didn't have a pen, post it paper etc. When I got back to my community I put together a goody bag and gave it to our Mailman who was going to their community next with a welcome to the neighborhood
It's the company. I worked for one that gave us stay on bonus to strip property and leave nothing unless they asked prior to last day... Last one I was at I backed up everything to external hard drive before wiping it and told leasing staff that was staying to contact me if they needed any of it.... They were told not to contact me.... Conundrum
Amen!!!!! I'm trying to recover from a similar situation. I just can't figure out why people think this behavior is okay! So unprofessional and they forget that, as big as property management is as an industry, it's a small world....
