At my last property, we had a very low conversion rate from ApartmentList. I think we had a lead to tour of about 3%, and a lead to lease of less than 1%.
Come to think of it, I don't recall any of the leases I signed during my time there actually having come from Apartment List.
We actually had them poach a lease if that makes sense. I had been working with a woman who found us by driving by for months. She is elderly and doesnt know how to use the internet or have access to it. Somehow they billed us for the prospect. It was very strange.
I used it at my last company. It was free unless they sign a lease with you. You do have to keep an eye on it because they wanted me to pay on new leases that were transfers (we would set them up as “new residents.”)As long as you provide documentation that they were current residents they will fix it.
We’ve had several leases through them. You only pay for their services IF they get a lease which is harder to budget but we consider it more like a locator fee than an ILS cost.
Do Not like it I had a lead from a person off FB but because apartment list sent us a lead almost 6 months ago we have to pay them...even though the lead died and wasn't fruitful

We use apartment list and we have paid out maybe 10 invoices over the last 6 to 9 months. My biggest complaint is that the prospects dont respond back to you 90% of the time even though they filled out the information request form.
As a prospect I love it! I used it when looking for my apartment & they alerted me of a price drop on an apartment I previously loved. So if you are on yieldstar or LRO this is good. But just like everybody says if they don’t list apartment list on application but apartment list finds out they leased with you they will bill you.
Philly suburban market. 100% dislike. No qualified leads. The prospect doesn’t even have to look at your property and you still get their information. It’ll match based on their preferences. In my two years using it, I would say 10-20% actually respond. No leases.
I’ve used it if you properly pre-screen it can be good and you only pay if you get a lease from it. But again pre-screening is key as you do get a lot of unqualifieds
Tons of unqualified/unresponsive leads that were cumbersome to manage. Very similar results from Zumper. This was across multiple markets. All of our sites were irritated with me for signing them up, regardless of cost.
I have had good luck with the leads they send however they send me bills for people that originally found us on another site and they harass u to pay the bill over and over no netter how many times u explain they were not listed as their referral source!

can give you more info. But Apartment List is an excellent service. They make things very easy and fair. We've heard only positive things from our PMC clients.
Hate it! Prospects list other referrals to apartment but just because they looked on website they send bills and to add the bills are so far from when they leased and moved in.
Horrible. Everyone who provides their info gets sent to you regardless of what they are looking for!! We spend a ton of time following up with leads who can’t afford half of our rents!! And none of the people who we have had to pay apartment list referral fees really learned about us from apartment list...but if they sent their info over to you even after they already toured they will still bill you and it is part of the ‘contract’ that you have to pay even if they tell you they heard about you elsewhere (like a resident referral for instance).
The negative: Very low conversion ratio, the leads often provide inaccurate phone numbers (if any) and typically looking for 6 months out.
The Positive: when we are able to get in touch with the lead and it turns into a lease, it's only $199, we receive roughly 10 leads a *month from them and they provide information such as meeting our qualification guidelines.
I use them and won’t renew. It’s expensive and they’re obsessive. Also the residents I’ve been getting from them skip out 50% of the time. At least with a locator I have a 90 day window.

Despite their integration with Yardi we needed to report a lot of disputes as they are a pay per lease. So if a prospect leased and they sent a lead through let’s say rent.com first and then Apt List....Apt List would send you the bill. So it’s the managers responsibility to audit and ensure the credit goes to the first lead source. You then of course have to send that proof to Apt List for them to void the invoice. So if you don’t watch it, you’re being billed for leases that they shouldn’t get credit for.
It also seemed to be more successful for our lower income properties for some reason. Very little ever came through for A and B properties.
Hate it; since my yardi doesn't push info automatically to the websites they wanted me to provide the name, phone number and e-mail address for every move-in. I'm not giving out information!
