A lot more than we used too, focusing on removing areas of temptation.
App fees charged by vendor vs app fees collected; audit resident files vs what’s in software to be sure deposit amounts match on a regular basis; pushing hard for online rent payments, & looking at random checks or money orders deposited to be sure they match ledger exactly. Hoping to see other tips here too!

Stock inventory accountability, limit who orders and when they order. Note when and where supplies and parts are used. Random inventory audits.

Don’t take money orders. Careful with longer vacants, walk units. Double check vacant electric bills against a rent roll

Audit Audit Audit. Know a property that the manager used to move "people" into a unit just to get her bonus. No one ever checks on the properties to see what is going on.

The best way to employee fraud is to not let your employees handle checks and money orders. The best way to do that is to move to online payments - vigorously and fervently.
